For buyers

Buy with someone who will tell you the truth about a house

First home, next home, investment, or a place for a parent. I have guided every kind of purchase across Waterloo Region, and what my clients value most is the same every time: I'm honest, even when it costs me a sale.

How it works

Four stages, one steady guide

Stage 1 of 4

Get clear before you look

One conversation about budget, must-haves, and neighbourhoods that actually fit your life. I will tell you honestly what your budget buys in each area, including things listings won't, like which streets back onto the expressway or where the next development is planned.

Stage 2 of 4

See the right homes, not all of them

I set up a tailored search and book showings around your schedule. At every showing I point out what I see: the good, the fixable, and the walk-away problems. As an Accredited Buyer Representative, I focus on representing and protecting you.

Stage 3 of 4

Offer with a strategy

Price, conditions, deposit, and closing date are all levers. As a Certified Negotiation Expert, I build offers that compete without overpaying, and I'll tell you plainly when a bidding war is not worth winning.

Stage 4 of 4

Get to closing without surprises

Inspections, financing conditions, lawyers, and the hundred small steps between accepted offer and keys. I have walked this road for over 20 years and keep every deadline off your plate.

Not sure where to start? Browse houses in Kitchener, condos in Waterloo, or village living in Baden and Ayr. Or skip the browsing and ask me where your budget goes furthest right now.

Buyer questions

Asked at every first meeting

The honest answers, before you even have to ask.

Why work with a REALTOR in Waterloo Region?

The region is really four cities and a ring of townships, each with its own market rhythm, and a local REALTOR reads those differences daily. I have been a member of the local real estate association for over 20 years, and my job is to bring that context to your decisions: what a home is genuinely worth, what a neighbourhood is really like, and where the pitfalls hide. You also get someone contractually obligated to act in your interest, which matters most on the hard days of a deal.

Can I buy a new home before my current one sells?

Yes, and many of my clients do, though the order involves real trade-offs. Selling first gives you certainty about your budget but adds timing pressure to find the next home; buying first secures the home but leaves you carrying two properties until the sale closes. Together we walk through your finances, your risk comfort, and the current market before I recommend a sequence, and then I coordinate both transactions so the closings line up.

What are the first steps for a first-time buyer?

Start with a mortgage pre-approval so your search range is real rather than hopeful, then let's talk about what you need a home to do for the next five years or so. From there I set up listing alerts, book showings at your pace, and explain each step before it happens. First-time buyers have always been part of my practice, and no question is too basic to ask.

What does your SRES designation mean for seniors and estate sales?

SRES stands for Seniors Real Estate Specialist, a designation focused on the needs of older homeowners: rightsizing from a longtime family home, coordinating with family members, and handling estate sales with care. In practice it means patient timelines, clear communication with everyone involved, and no pressure to move faster than the situation allows. For estate matters, I work alongside your lawyer and estate representatives rather than replacing them.
