Land transfer tax calculator
Ontario charges land transfer tax on closing day, and it can't be rolled into your mortgage. Good news: unlike Toronto, there's no second municipal tax here.
Estimated land transfer tax
$10,475
| Bracket | Rate | Tax |
|---|---|---|
| Up to $55,000 | 0.5% | $275 |
| $55,000 to $250,000 | 1.0% | $1,950 |
| $250,000 to $400,000 | 1.5% | $2,250 |
| $400,000 to $2,000,000 | 2.0% | $6,000 |
| Total | $10,475 |
Estimate only. Waterloo Region has no municipal land transfer tax, so this is the provincial Ontario LTT only. Final amounts are determined by your real estate lawyer at closing. Non-resident buyers pay an additional Non-Resident Speculation Tax not included here.
Worth knowing
First-time buyers can claim a rebate of up to $4,000, which wipes out the tax entirely on homes up to $368,000 and takes a real bite out of it above that.
